#5 Dove Crossing
Dove Crossing in New Braunfels, Texas, presents an inviting residential community characterized by a welcoming atmosphere, family-friendly environment, and convenient amenities. Dove Crossing is an established D.R. Horton neighborhood consisting of homes built in the early-mid 2000s. Homes in Dove Crossing average at about 2,000 sqft and 3-bedroom, 2-baths with prices averaging $310k as of the writing of this blog. Residents of Dove Crossing enjoy well-designed homes with a range of floor plans, making it an ideal choice for families and individuals alike. The neighborhood's emphasis on community is evident in its parks, playgrounds, and communal spaces, fostering a sense of togetherness among residents. With the new High School opening just minutes away next year it makes this community even more inviting.
#4 The Hill!!
There is an area of New Braunfels inside Loop 337 and north of Landa Park that sits on a ridge overlooking downtown. This area has several homes that are not in HOAs which is great and a few smaller neighborhoods. IF you take out a few very expensive homes, the homes in the area average $600k with just under 2,400 sqft and 4-bedrooms, 3-baths and larger lot sizes being typically. Home ages very wildly but are typically nicer custom-built homes. Schools, parks, and all that New Braunfels has to offer is very close making this area a fantastic place to live.
#3 Oak Run
Oak Run is an established Perry Homes subdivision in an excellent location. Most homes were built in the mid-late 2000s. The homes in this neighborhood average $530k just under 3000 sqft! with 4 bedrooms and 3 baths. This neighborhood is beautiful with amazing homes and lovely trees. The community pool/park area is very nice and includes a pool, park, tennis and basketball courts, and hike/bike trails. Oak Run is convenient to schools and shopping with plenty to do.
#2 Southbank
Southbank is a beautiful neighborhood on the south side of New Braunfels right next to the Guadalupe River/Lake Dunlap. The lake is now full!! The dam had broken and has been a long-time fix but it is finished now and the Lake is full. This neighborhood has a great community center with a pool, clubhouse, Tennis, volleyball and basketball courts, and river access! The homes in Southbank range from the 1980s to newer homes. The homes average $580k with 2800 sqft and 4 bedrooms, 3 baths and includes large lots but there are also garden homes in this neighborhood making it attractive to those that dont want/need the hassle of dealing with large yards. Southbank is a beautiful established neighborhood with some fantastic custom-built homes, along with the river access makes it one of my favorites.
#1 Veramendi
Veramendi is a master planned community which once finished will be a great neighborhood. The community offers a great community center, pool, hike/bike trails, and once finished shopping, medical, a college, and Gaudalupe River access. Veramendi offers multiple builders including Highland homes, Scott Felder homes, and David Weekly homes just to name a few. Prices range from the 400s and up. Its location just to the north of New Braunfels is very convenient to all New Braunfels has to offer, plus easy access to San Antonio, Canyon Lake and Austin.

Mayfair!!
Mayfair is the newest kid on the block and is a new master planned community that will offer some great community attractions. The great thing about Mayfair is its access to IH-35 for quick trips to Austin and San Antonio. The community center is in the process of being built but maybe now is the time to get in while the getting is good!!
